Bridgeview Flats was an off-market purchase in a tertiary market that we are very bullish on, with a tenant population seeing steady, annual growth.
We were able to acquire the asset below the appraised value, and have a strategic plan in place to gradually increase revenue through ownership/management efficiencies, and cosmetic upgrades to the unit interiors.
Leveraging our relationship with local lenders, we were able to put attractive long term debt on the property, ensuring a positive return from the onset.
Bridgeview Flats is a long term investment for us and our partner investors.

ACQUISITION
24 Units | Puyallup, Washington
We recently purchased Canyon Creek Apartments for 25% below appraised value. We retained favorable bank debt and pre-funded a rehab budget to remodel unit interiors.
Puyallup is a tertiary market approximately 10 miles Southeast of Tacoma, and 35 miles south of Seattle. Canyon Creek was built in 1992 and is comprised of 24 residential units, all of which are 3 bedrooms and 1.5 bathrooms and have attached garages.
The Puyallup sub-market, located in Pierce County, has seen steady growth over the past decade, and we believe that it will continue to grow as rents in larger surrounding markets become more expensive. We are in the process of completing several unit remodels and bringing rents up to the market.
Canyon Creek is a long term investment for us and our partner investors.

People can’t fathom the fact that I’ve never had a cup of coffee. Which makes me think that coffee is probably terrific, and I should start drinking it.
Paris, Tokyo and San Sebastian are my favorite cities, hands down. I love to spend an entire day walking, eating and drinking my way through these cities. But regardless of where we travel, I always love the feeling of landing back in Seattle.
Cooking for Family and Friends is my favorite pastime. The reward of feeding people close to you is something that cannot be compared to anything else, in my opinion.
Tossing the football around with my wife and kids while tailgating at the Rose Bowl in 2019 (Go Dawgs!) is a moment in time that I’ll never forget. I’ve conveniently forgotten about the outcome of that game, however.
We have a son called Kai, a dog called Maui and a case of Spam in our house at all times. Needless to say, the Hawaiian Islands hold a special place in my family’s heart.
If I had to choose between red wine and white wine, I would choose both.
I have never taken a selfie because my arms are too short.
As soon as I finish a meal, I immediately start thinking about what I’m going to eat for my next meal.

I am interested in Real Estate Investing, but don’t have any experience. Is that a problem?"Not at all. Your desire and commitment to make a sound real estate investment is the only requirement. We leverage our 20+ years of experience to ensure that we identify and purchase a safe opportunity, and that the property is owned/managed correctly going forward.

What if I want to cash-out earlier than expected?We understand that life happens, and unexpected capital requirements can arise. While our vision is typically long term hold, we will include mechanics whereby another investor can purchase your equity shares at current market value.

Will I be able to benefit from typical Real Estate Tax deductions and depreciation?Yes. All the typical tax deductions associated with owning investment real estate will be passed along to you as an investor based on your ownership percentage.

How is ownership taken for a property?For each property we purchase, a single purpose Limited Liability Corporation (LLC) is formed, and each investor is a member of the LLC per based on their pro rata share of investment.

If I invest in a property, what is my time commitment?"There will be a small time commitment getting the LLC setup and the property closed. Once we own the property, however, your time commitment is zero. Certainly, you can be involved to whatever level you desire, but we run the day to day operations of the properties, including bookkeeping, asset management and investor communication.

Are there specific locations you are targeting?We monitor National Real Estate Trends but invest locally. Our target assets are located within 60 miles of Downtown Seattle. It is important to us that we can be nimble, responsive and in close proximity to our properties.

What does the term “Value Add” mean?In every acquisition, our goal is to add value to the asset. This can be done in many ways from increasing rents through property management inefficiencies, performing physical improvements to the exterior (paint, windows, roof, etc.), remodeling outdated units and increasing rents, reducing operating expenses, etc.
